Broadrake Bunkbarn - Terms and Conditions

Broadrake is in a quiet and peaceful location in the Yorkshire Dales National Park and we ask that guests respect that.
We do not take stag or hen parties and it is not a young persons party venue.
It is understood that the Group Leader accepts responsibility for the whole group.

A 25% deposit is required to secure booking, with the balance payable 6 weeks before the booking. All payments are non-refundable. We strongly recommend you take out insurance cover against cancellation.

The price includes bottom sheet, pillow and pillow case, heating, hot water and showers, use of cooking facilities and communal area. There is free WiFi available but note there is limited mobile reception locally. (Reception may be unreliable throughout the Dales.) Please bring your own towel / bedding / sleeping bag. Alternatively, duvet and towel packs can be hired from us on request.

Arrival is from 4.00pm and departure by 10.30am but we may be able to be flexible depending on other bookings. Please let us know if you are likely to be arriving after 7.00pm.

No smoking or candles are allowed. Due to the proximity of livestock no fireworks are allowed outside (or inside).

The maximum number allowed in the Bunkhouse is 20. No camper vans or sleeping in vehicles.

Note that charging electric vehicles is not permitted.

Please report any breakages or damage. We reserve the right to make a reasonable charge for breakages, damage or for additional cleaning costs if the barn is left in an unacceptably untidy or dirty condition.

When booking the whole barn up to 2 dogs may be allowed by prior arrangement but must be kept under strict control. We are in a sheep farming area and need to remain on good terms with our farming neighbours so if your dog worries livestock you will be asked to leave and no refund will be given.

We do not accept responsibility for loss of personal possessions, any personal injury suffered or damage to vehicles on the site.

We cannot accept responsibility for loss or expense incurred due to delays in travel or weather conditions, or due to sickness or any other reason.

We reserve the right to ask groups to leave if their behaviour is unacceptable, they have caused or are likely to cause damage to property or injury to livestock, or we have reasonable belief that there has been the use of drugs (of whatever class). In such circumstances no refunds will be made.

If, due to exceptional circumstances, we are unable to honour the booking we will give as much notice as possible and refund all money paid in full. We will not be liable for any consequential costs such as travel or alternative accommodation.

We reserve the right to amend these terms and conditions without notice.
